The good news is
that a tile roof is the best choice in Florida because most
damage to roofs is caused by the rays of the sun.
The tiles
on tile roofs are
designed to cover the "actual roof" called
the under-layment or base sheet (usually 2 layers) so that
sun is not able to penetrate. The tiles add beauty and shed a
lot of the rain, but they are not designed to be water proof. Your under-layment
along with your flashings make the roof waterproof.
But the tiles most important job is to prevent
sun damage to the
under-layment.
The sun is what destroys roofs and why a shingle roof will not last near
as long as a tile roof.
With a tile roof, your "real roof" is kept shaded from the
damaging Ultra Violet Radiation rays from the sun.
That is why tile roofs
should last a lifetime.

takes regular inspections and maintenance to keep your home
free of moisture damage.

Water stains can be deceiving as water runs to it's lowest point.
The tiles can carry the water, collect it, or disperse it.
